The Challenge
This residential flat was affected by severe hoarding, with all main rooms assessed at the highest clutter level. The property was densely packed with collectable items, restricting movement and making everyday living unsafe.
As the resident had been in hospital for several months, the kitchen contained large quantities of out-of-date and rotting food, and both the kitchen and bathroom were unusable. Trip and fire risks were present throughout the flat, requiring urgent intervention before the resident’s return.
The brief was to create a safer “micro-environment” within the flat — prioritising usable living space while preserving belongings and minimising distress.
Before the Clean

Rooms were heavily congested with collectables and stored items. Access was limited, hygiene had deteriorated, and safe movement through the flat was not possible.
The Process
Our team delivered a structured, low-distress hoarding clean, working carefully to protect the resident’s wellbeing.
Non-salvageable items and expired food were removed using a skip, and bulky furniture was taken out to create essential space. The kitchen and bathroom were deep cleaned using hospital-grade disinfectants and HEPA-filtered equipment.
To support familiarity and reduce anxiety, all retained items were boxed, clearly labelled, and consolidated. The lounge was repurposed as a dedicated storage area, allowing the kitchen, bedroom, and bathroom to become usable again. A single bed and mattress were installed with family support.
The Result
The outcome significantly improved safety and usability.
The kitchen was cleared and cleaned, the bathroom made usable, and a clear sleeping area created. Belongings were organised and labelled, reducing confusion and supporting future decision-making.
While the property still requires ongoing management, the environment was stabilised to reduce immediate accident and fire risks.
